New Pathways for Low-Rise Residential

NSW planning reforms could soon reshape the way low-rise residential projects are approved, with two new pathways targeting approvals in half the time.

These two pathways aim to streamline the assessment process for low-impact developments by:

- Variations and changes to complying developments:

Allowing simple proposals with small variations from development standards to use the faster complying development approval process, rather than a development application (DA).

- Low-rise housing reforms and targeted assessments:

Allowing most DAs to be assessed in 50 days, half the existing average for a DA. This would consolidate low-rise housing controls into a single, standardised code, simplifying the planning system and delivering more consistent outcomes across local government areas and between different planning pathways.
